Avenida Biscayne is a new retail development situated in the heart of Aventura, Florida, in Miami-Dade County, approximately 15 miles north of Miami. This unique retail destination is designed to integrate various ecological considerations, ensuring it can withstand the evolving weather and climate conditions that shape the future of south Florida real estate.
The project features 28,000 square feet of retail space, including three restaurant spaces with generous patios for covered outdoor dining. The development prioritizes flood mitigation strategies, significantly raising the base site elevation and outfitting the entire site with a unique stormwater management system that utilizes deep wells to move stormwater back into the groundwater table. All storefront doors are equipped with floodgates, watertight panels that secure the entrances in the event of a heavy storm.
Avenida Biscayne also emphasizes wind resistance, with all structural and exterior components held to a very high wind-resistance standard. Each building is equipped with “wind frame walls” to prevent the frame from twisting under exceptional exterior wind force. Additionally, all building products, from storefront windows to attachment screws, are tested and approved in Miami-Dade County’s “Product Control” program.
To enhance visitor comfort, Regency is installing a wide, continuous integrated canopy that extends the entire length of the shopping center. This oversized canopy provides full protection from dynamic South Florida weather, nearly eliminating direct sun exposure on storefront windows and significantly reducing heat buildup inside the units.
Avenida Biscayne is slated to open in 2025 and is located on a prime corner in a regional shopping trade area, offering great visibility, ease of access, and ample parking. The development aims to create a vibrant destination that not only meets the needs of today's residents and visitors but also sets the stage for a thriving future by crafting experiences, fostering connections, and shaping the fabric of the local community for generations to come. The project includes teams from API+ (architecture), Kimley-Horn (engineering), and Oak Construction, ensuring a comprehensive and high-quality redevelopment effort.
The site will feature notable tenants such as Maman, a café, bakery, restaurant, and event space inspired by family traditions, and Bulla Gastrobar, renowned for its authentic Spanish fare and inventive cocktail program. These establishments will occupy spacious areas within the development, enhancing the overall dining and shopping experience for visitors. Avenida Biscayne is poised to become a significant addition to the Aventura community, offering a unique blend of retail, dining, and ecological innovation.
