This innovative project, developed by Regency Centers, seamlessly integrates green infrastructure and sustainable practices to minimize its environmental footprint.

The site, which was previously zoned for office and institutional use, underwent rezoning to accommodate commercial development. To address stormwater management concerns, the development team implemented a comprehensive water management system. This includes three rainwater-harvesting cisterns—two subsurface and one above ground—that can collect up to 43,000 gallons of stormwater runoff. The above-ground cistern is reused for toilet flushing at Whole Foods Market, while the subsurface cisterns supply water for landscaping. Additionally, the site features a subsurface infiltration system, a 250-square-foot grass-lined bioretention area, and 450 feet of bioswale to capture and treat runoff from the shopping center’s parking lot, promoting infiltration into the underlying sandy loam soils.

The Market at Colonnade Center also boasts an underground detention chamber capable of temporarily storing an additional 350,000 gallons of rainwater. This innovative approach not only enhances development rights but also provides density with cleaner outcomes and cleaner water. The visible green infrastructure has become a significant part of the project’s branding, particularly with Whole Foods Market prominently featuring the above-ground cistern near its entrance.
